Owner and staff team took excellent care of us and the beach house. We’ve stayed at many beach properties, and The New England Beach House is now our No. 1 favourite of all time. The beds are comfortable, it is quiet being off the main road, but just fabulous being able to sit out literally on the beach, looking out at the sea, and we were lucky with the weather, warm enough to swim in the sea. Then for the cooler evenings, it was lovely to be able to enjoy having the log burner on. It really does have the wow factor, and we all had a fantastic and memorable family celebration.I t could not have been better.

Stayed at New England for long weekend with group of friends for 60th birthday. To say house on the beach is understatement.. beautiful location and views. Hearing the waves on the beach from the rooms was delightful. House very well equipped, very comfortable and spotless. Kitchen facilities to cater for everything needed and well thought out. Lovely beach walks with the dogs and nice cafes to stop at. All in all super location and house and would thoroughly recommend

ABSOLUTELY AMAZING!! We booked the Club Walk Beach House as a destination to celebrate a 60th Birthday and it didn’t disappoint! The approach to the property is fab, quiet and beautiful properties on this private road. The Beach House is very well equipped, clean and plenty of room for 7 adults and a lab! The hot tub was a firm favourite, great temperature and a great way to relax after long days walking and exploring. Saturday was spent walking all along the beach west to Little Hampton – a well equipped town where we had lunch at the fab East Beach Cafe. Sunday we walked East along the beach (amazing houses dotted along the coastal path like a smaller Sandbanks) to the Bluebird Cafe, a lively busy Cafe right on the beach serving great homemade food. We had dinner at the Lamb Inn in Angmering, (managed to get Ubers there) which was fab and which also has a station, so our two oldest could travel by train from London. We will definitely be back!!!

The Beach House is really quite magical – inside and outside. This is Hamptons-style beachside luxe. It not only offers truly lush and luxurious accommodation, as well as endless space indoors and outdoors for chilling, but also provides every possible amenity and comfort a guest could want. To say it is well-equipped in every possible respect is an understatement. Nothing has been forgotten, from games to egg-whisks – even a glass cover for celebration cakes!

Fantastic stay at the Club Walk Beach House with a friend, 3 kids and 2 dogs. The house is lovely – comfy beds, well equipped with what you need, even high end dog treats!!. Yhe proximity to the beach is just fabulous – in mere moments you can walk to the beach in your PJs with your cup of tea and watch the waves in the early morning, with just a few friendly dog walkers for company. Kids loved the hot tub of course and loads of fun to be had exploring coastline.! Val and Victoria were super helpful with queries. Everyone we chatted to locally was very friendly, and we had the most delicious brekkies/lunches at Grub and Gumption which I’d HIGHLY recommend as a complete gem. Thank you and hope we get a return visit!

This was our third stay at the New England Beach House and it was like coming home. Victoria, Caroline and the team are wonderful and everything ran like clockwork. We were a party of family ranging in age from 25 to 75 and the space and the wonderful setting right on the beach with the village, pubs and station all within walking distance meant the cars stayed put and those who wanted to walk along the beach or explore and those who wanted to walk the dog (via the pub) could stretch their legs whilst others could just set on the terrace listening to the waves. Definitely our happy place!

My family and I have just had another wonderful stay at the beach house. Although the great British weather was chilly and windy (as you would expect for April) we still loved every minute! With the house being right on the beach we put our wellies on and walked out when we could. Otherwise we enjoyed the facilities of the house – playing pool, cooking in the fabulous kitchen, reading by the fire in the lounge or sitting in the garden wrapped up in the blankets provided. Absolute bliss, can’t recommend it enough if you want peace, quiet and relaxation.

We arrived to celebrate my Mums 80th birthday and we were not disappointed. This house was everything it looked to be online and more. Immaculately clean, so tastefully decorated and we were greeted by such a friendly host. Nothing was too much trouble and it was just fabulous to be able to bring our dog too. The hot tub was in a perfect location and we all enjoyed using it. We used a recommended local chef for our Saturday night and the food was outstanding. Yes, this is not a cheap property but is it worth the money – ALL DAY LONG! We cannot wait to re-book and return to Angmering on Sea beach house with our friends and family. Just a perfect place to relax, unwind and enjoy life.

We stayed with a group of friends for my wifes 40th birthday weekend. 10 adults and 9 Children. The house was fantastic for the size of group. The level of quality inside the house was amazing. The location great on the beach. We used one of the local caterers suggested by the house owner for a dinner party and the dining area was a wonderful place to host it. I couldn’t recommend the house enough. We will be back.

This was such a wonderful experience. The house is very cosy, designed perfectly and very clean. All the rooms look incredible and we also had the hot tub outside. The beach is literally in front of the house, so you can have an amazing view while you are having breakfast. One of the most relaxing holidays ever!

I stayed with my husband and kids in the beach house and couldn’t be more glad we chose this place for our short vacation. It’s right next to the sea and every morning we woke up with the beautiful view of it from our bedroom windows. At night you can see the stars really well, it felt especially romantic in the evenings when we took walks on the beach at sunset. The kitchen was well equipped with everything we could need for cooking and there was a lot of space for dining. The house is beautifully designed with amazing details in every room, it felt really cozy and like a home away from home. Caroline Bond was always replying in time with any questions we had and was very welcoming. I highly recommend this place and I would definitely stay here again.

What a pleasure it was to stay at this stunning beach house in the charming village of Angmering on Sea. Always hard to get a sense of a place from the marketing blurb. This was one of those occasions where the expectation was high – and then the experience topped it. From the minute we arrived to the journey back to the City, this place has it all and then some. As well as the incredible time we had, the house, everything in it and the location are truly remarkable – raw, spectacular and inspiring. The house is straight from the pages of a top-drawer interior design magazine—creative, thoughtful, quality, thought-provoking and extensive. We took advantage of local chefs, artisan products and nearby hostelries – we walked, talked and chilled amid nature at its best. Quite literally – breathtaking.

There was also ample parking for our 3 cars. The location was perfect for going on walks or driving to close by villages/amenities. The hot tub was an added bonus and well used by us all. Angmering On Sea Beach House is an outstanding property for a family (or friends) gathering. I can’t speak highly enough of it. Every amenity is available to ensure a wonderful experience whether you’re inside or outside the house. The house is equipped with every possible amenity to ensure you get the best experience – from a generous choice of crockery, glasses, tableware – to two refrigerators, two dishwashers – and a washing machine, if you really wanted to waste your time there doing your smalls!!!

We rented the Club Walk House for my mother’s 70th Birthday, for a long weekend. There were six adults, 2 children (6 & 3), plus our four dogs. The location of the beach house was just spot on especially being right on the beach, for both the children and the dogs (plus us adults!). The touches inside the house and also in the garden were second to none – we did not want or need anything whilst we were there. Everything was thought of from matches to light the candles, to blankets for sitting outside in the garden. Sometimes it’s the small things which make the big things so much more magical. It was peaceful, tranquil, idillyic and a little slice of heaven. Sitting outside watching the sunrise with a coffee or watching the sunset with something stronger than coffee was perfect and so relaxing hearing the waves crashing onto the shore. The hot tub was a lovely addition – the children loved it and I must admit to being in and out with them all weekend! Caroline and her team looked after us from start to finish and I cannot recommend them enough. It was amazing and we will be back!

The Beach House is an absolutely splendid holiday venue. It is an ideal place for a family holiday. The amenities are all that one could possibly require. The barbecue was great, and the hot tub was very popular, especially with the youngsters. The Beach House is child-friendly, baby-friendly and dog-friendly. We all enjoyed our recent holiday there, the baby possibly most of all! The location is fabulous, right on the beach. The views are remarkable. All in all, thank you so much!

As a family we rent a house every year for ages from 3 years old up to 73 (Me). The New England Beach House worked so well for us. The house is just beautiful, both inside and outside. The deck is incredible, wonderful for just sitting and chilling and great for the grandchildren to play somewhere where you can keep an eye on them. We swam in the sea every day and the water was surprisingly warm. Much warmer than in Cornwall. When the tide goes out there is a sandy area. A walk along the beach side path (About 30 minutes) one way takes you to the Bluebird cafe which was really good and 3 minutes the other way is Salt East Preston, a cafe right on the beach where I had the best Apple turnover I have ever eaten. There is a pool table and TV in all the bedrooms, a hot tub which was wonderful to get into after a swim in the sea. Finally, when the wi-fi stopped working Caroline was amazing and got sorted out for us really quickly. All in all a really nice experience which I would thoroughly recommend.

I had been looking at these holiday homes for 3 years and finally was able to book post Covid for a special occasion. Everything is exactly as the videos show. 6 of us stayed plus our 2 dogs at Club Walk Beach House. Attention to detail is 10 stars. You feel relaxed as soon as you walk through the door. Amazing decor and cleanliness spot on. Beds and pillows super comforable. The garden is a suntrap and out of the sea breeze and secure. The beach is literally 2 mins walk, at low tide its sandy. The area is lovely and quiet with a short walk to a pub, cafe, shop and restaurant. We came home feeling relaxed as if we’d been away for weeks rather than 5 days. Caroline, Victoria and their team really did make our break a fabulous experience and we are looking forward to returning. Thank you again.

This was our second visit but hopefully not our last! The setting is fabulous and sitting on the deck listening to the sea was so relaxing. Our family included an age range from 22 to 72 plus our dog and everyone got different experiences from our stay. The adventurers enjoyed walking along the beach to Littlrhampton, others enjoyed tasting sparkling wine at Wiston but everyone enjoyed the peace of the house on the beach!

Beautifully fitted out house, right on the beach. Plenty of big bedrooms for all 17 of us (including 5 kids) plus 3 dogs. Kitchen facilities are plentiful. Great to have a barbecue available, although maybe 2 might be required for a full house! The outdoor hot tub was hot and spotless and there was loads of outside furniture (tables, loungers, etc) for some unexpectedly good weather. Not the first time we’ve been, and hopefully not the last.

Our annual family holiday at the New England Beach House was perfect. Wonderful location right next to the sea, in a small hamlet and a short drive away from amenities and wonderful sights – such as the historic Arundel Castle or the boho vibes of Brighton. The house had an incredibly well equipped kitchen and dining area with outdoor living being enhanced with an abundance of high quality garden furniture, large dining tables and two BBQ’s ! There are even two outdoor baths which both the children and adults enjoyed taking at the end of a busy day holidaying. The final icing on the cake was the outdoor hot tub which added yet another layer of enjoyment to an almost perfect holiday. Thank You !!!!

I rented this gorgeous house to celebrate my birthday with a group of close friends. The assistance from admin team prior and during the stay was smooth and reassuring. We enjoyed house decor and layout. There is absolutely everything you may need during your stay. The kitchen is well equipped, and there is an option to dine indoors and outdoors. The house is very comfortable for larger gatherings as you can spend time with others or find your own space if you need it. This stunning villa has few spectacular spots where you can admire epic sea views anytime during the day. Sometimes you are lucky and hit the jackpot and that is exactly what we did in finding The Beach House for my 80th birthday celebrations. Finding a house for 19 with ages ranging from 83 down to 22 months in a good location was a tall ask but when my grand-daughter found this house we just knew it would be perfect. From the moment we walked into the house and saw the sun shining on the sea through the very cleverly designed windows, we knew it was going to be a fantastic weekend. The individually designed bedrooms were amazing and we especially enjoyed the two with balconies – not exactly hot over the May Day Bank Holiday but we enjoyed our early morning tea watching the sun shimmering on the sea as the tide came in The open plan living area with the kitchen worked perfectly and the kitchen was exceptionally well fitted out – not that we did a lot of cooking! Barbecue one night, a catered meal for the actual birthday celebration (great list of recommended caterers) and take-aways on the last night. Needless to say, the hot tub was enjoyed by everyone except my 22 month old great-grandson! The hot tub, together with the pool table, were in full use throughout our stay! It was just wonderful and made my 80th absolutely perfect.

Wonderful location- we would love to go back. As well as a perfect location there is plenty of space for our 20+ family . I booked the New England Beach House as a party getaway for old friends and it was perfect in every way. Victoria met us on arrival and explained how everything worked. The rooms are clean and beautifully furnished. There was everything that we needed and not a single guest needed to go anywhere in their cars for the whole weekend. We had pizzas delivered, walked along the coast to the Bluebird Cafe for brunch (both on Victoria’s recommendation), got one of the recommended caterers in for dinner and a Sunday BBQ and all was delicious. My guests were so happy and all have nothing but praise for the house and the location. I would highly recommend staying here.

We had to postpone our 40th birthday celebrations due to lock down but it was definitely worth the wait. The house and location is amazing and definitely catered for 13 adults, 5 children and a dog with ease. We also hired a chef on the Saturday night I would highly recommend. Only 2 issues, there is an unusually late check in at 5pm which was hard for those with children to get them feed, unpacked and in bed for their usual time as well as feeling like to loose the first evening of your holiday. The second was the lady who dealt with our booking could have used some customer service skills, especially when booking such an amazing, high end place as this. We would definitely book here again and will be looking to do so next year!

We stayed here for my 30th birthday at the end of Feb and honestly i had one of the best weekends ever! The beach house is just unreal, from the moment you walk in, you are graced with a large area with beautiful decor and then you notice the views of the beach and sea! I booked this house for my 60th birthday family break and it was breath-taking – the pictures don’t do it justice – we were blown away. A hot bubble bath on the beach deck with a glass of champagne while the children were in the hot tub was the ultimate start to a perfect holiday. It was spotlessly clean – even for the crawling baby. It was so well stocked – we were wanting for nothing. Not to mention the comfortable beds – none of us wanted to get out of them. We all slept like babies – as did the baby. I would highly, very highly, recommend this beautiful house to anyone wanting a seaside break – you could not get any closer to the sea, it was magical. The stunning morning sunrises and evening sunsets made for some beautiful photographs and memories. The boys enjoyed their game of pool – made for some serious competition. Board games were provided and we played cards non-stop, having pounded the beach and had a delicious coffee at Grub & Gumption in the village. We will definitely be back again – in fact we are already planning our next trip(s) as this really is the most spectacular dream holiday home for a family get together and is to become our “home from home” holiday destination of choice. Stayed at the Beach House for Christmas with 2 other families. We had a fantastic time. The house is right on the beach and has views all the way down the seafront in both directions. The bedrooms are all stunning – hard to choose which we loved the best! We settled on the clubroom as we had direct access outside for the dogs and it was a great choice. The Christmas decorations were stunning, the icing on the cake. Would love to come back in the summer to take full advantage of the location!

Sometimes you are lucky and hit the jackpot and that is exactly what we did in finding The Beach House for my 80th birthday celebrations. Finding a house for 19 with ages ranging from 83 down to 22 months in a good location was a tall ask but when my grand-daughter found this house we just knew it would be perfect. From the moment we walked into the house and saw the sun shining on the sea through the very cleverly designed windows, we knew it was going to be a fantastic weekend. The individually designed bedrooms were amazing and we especially enjoyed the two with balconies – not exactly hot over the May Day Bank Holiday but we enjoyed our stay.

We have just returned from a 3 night break at the Club Walk Beach House and I feel like I have had a week away It was relaxed & chilled – just what the doctor ordered The house was perfectly appointed – we have 2 toddler boys so the perfect size garden for us and very safe The house had everything you need , I loved the decor and getting into crisp white comfy sheets was a bonus It was nice to be welcomed on arrival and being left with the essentials like milk , oil and bubbles – thank you , we would love to come back and hopefully will be booking again soon.. There is so much to do in the surrounding areas but equally we loved a walk to the cafe along the beach then snuggling up next to the fire , feeling like we’d earned the bottle of red we were about to consume

Beach front cottage, very tastefully decorated and fully equipped with ample amenities. We were 24 of us booked in 2 of the cottages and we felt we didn’t want to leave the place. Even on a stormy, rainy day, the Angmering on Sea Beach House was so inviting, warm and beautiful – with panoramic views of the raging waves, it was spectacular. We went for a big family reunion and were received by the lovely Lesley who showed us around. Definitely the best cottage I have been to in the U.K. On Sunday, when the weather turned around, we used the hot tub and enjoyed time on the beach – literally as you open the back garden door.

A beautiful house literally right on the beach – wonderful to be so close to the beach. We were very lucky with the weather and enjoyed sitting out in the garden on the comfy sofas – its quite protected, so quite a little sun trap, and enjoyed the hot tub. The dining table was laid beautifully for our arrival. Lots to do nearby and some lovely walks to beach cafes – Bluebird café & East beach cafe. We also had a lovely pub dinner at the Lamb in Angmering. All in all a great weekend away.

I have never been to the South Coast before – but what a delight! We went for a week with 3 adults (mum, dad & grandpa) and 2 kids (9 & 10) The house was amazing, everything you could want was available to you, unlike many cottages/villas we have stayed in where you only get enough cutlery, plates, glasses for 1 per person, here we could have hosted a party for 30+ guests and still have spare 🙂 Well equipped rooms, and comfy sofas, beds, dining, seating areas. 3 bathrooms (plus downstairs loo) for the 4 bedrooms, meant that no one was waiting for their turn. Outside the beach was right there – and was empty, during the August heatwave! The house had a hot tub, which the kids loved. Location wise it was a short drive into Littlehampton, or local villages. Walking wise the village had 2 cafes, 2 bars an Indian & a Chinese within 5 minutes walk. I would highly recommend this house to others. From booking to arrival, stay then departure it was lovely – easy and as a holiday should be – relaxed. The owners have a few other properties in the area larger than this one – they looked fabulous as well – but for the 5 of us – this was perfect.

The house was everything we hoped it would be. After a very friendly welcome from Adrienne we were amazed at the fantastic views of the beach and sea. The rooms are furnished to the highest standards way beyond what you would expect from a rented property. Each bedroom is individually themed to a very high specification. The outside areas of the house do not disappoint either. There is a fantastic selection of high quality furniture along the large terrace leading to the hot tub area. Beyond that there is a lovely walled area with loungers and seating with direct access to the beach. We were there with our children and grandchildren and everyone wants us to go back next year. We had beautiful sunny days and at times it was easy to forget we were still in the UK. There is plenty do do locally to keep everyone happy. Myself and my family returned to the New England Beach House and enjoyed the most amazing weekend. The lay out of the house is spot on, every room is luxurious, and location is unrivalled. Our party contained 6 adults and 4 children (all 5 or under) and everyone was catered for, the pool table, hot tub and beach gave us enough entertainment we hardly left the house. We also enjoyed the hire of a private chef for one of the nights, which I would recommend to any families with young children – exhaust them with all the sea air, get them to bed and enjoy a night of restaurant quality food in the comfort of this beautiful home! We will definitely return!

We have just returned from our second stay at the wonderful Angmering beach house, and i have to say this is up there as one of the most amazing places we have stayed without the need to board a plane! just an hour and a half from our London home and we feel like we are worlds away from the rat race and stresses of everyday life. We are so glad we stumbled on this house and location as its simply stunning. The house certainly has the wow factor. The interior design is impeccable a truly beautiful house in every way. The views are postcard perfect! with its beach front position we really felt we could have just sat and looked out at the sea all day. The location is ideal for lovely beach walks with the dogs and it never gets over crowded. This has definitely become one of our “happy places” and we will return again! We have also stayed at one of Caroline’s other houses, Club Walk beach house which we equally loved!

We took our family for a surprise weekend in January to chase away the winter blues. The weather was slightly against us but it didn’t stop us walking along the beach which was right on our doorstep. The views from the bedroom windows were amazing and you could spend ages just staring out to sea. We stayed mainly in the house and used the hot tub and made the fire up in the evening and played games with our grandchildren. The only negative we found was eating out. One of the restaurants we wanted to try was closed until middle of January so we chose the Chinese Restaurant and although the staff and food was good it was extremely expensive. That has no reflection on the house though and they have very good lists of where to go and what to see. We thoroughly enjoyed our break away and highly recommend Caroline and Twinkle for their hospitality.

We six adults and one five year old loved being in the house so much that we cancelled all our plans! We’d read that on other reviews and still thought we’d want to go out. We walked around Arundel, along the beach and in some of the private estates and that was it! We even cancelled a Sunday lunch booking in Arundel. The hot tub was sparkling, as was the rest of the house. Top quality everything. Even the bathroom walls are a work of art. Great downstairs space and good sized rooms upstairs, three of which look out onto the sea. The house is so close to the beach, we even parked on the pebbles. People, they even had cling film and foil, that’s how well equipped it is! All communication and attention to detail were superb. This is not an AirbnB done up by an amateur. This is the full works.

Stepping over the threshold and faced with the view of the sea framed by the windows is a real wow moment….the first one…there are many wow moments to discover in this beautiful house. With 8 adults and 2 two year olds this house was the perfect spot for a family gathering. This beach house is so spacious and well equipped. The outdoor areas right on the beach with great outdoor furniture allowed you to sit…stare and totally relax. I never felt the need to go explore places nearby…watching the tides and the kite surfers and ambling along the beach was all i wanted to do. The internal areas are very spacious and comfortable and we never felt crowded. There are books to read…games to play and a lovely pool table. It is a truly remarkable comfortable house with exceptional facilities and good quality bedding and towels. Twinkle..the manager…truly is a star making herself known to us but allowing us to just get on with enjoying this beautiful property. I will definitely return…this 5 day break recharged us all.

Although we didn’t stay here for leisure, this is THE perfect house to book a relaxing weekend. Right on the beach, with plenty of sea-air and nice big airy windows this is a great house for a casual beach break. Great social areas including a large kitchen, pool table room and cosy lounge, this house comfortably fits 6 couples. Adding to the experience was the ease of checking in and out thanks to Twinkle who cheerfully made the whole process very easy (and I had just stepped off an overnight flight) – also quickly responding when we had a couple of questions. Definitely recommend this house!

Beautiful holiday home on an unspoiled stretch of coastline. Super comfortable bedrooms with views of the sea and a very well equipped open plan living/dining room. On arrival we were given a great welcome by Twinkle, the owner’s representative, who was always available to answer any questions. The hot tub was well used as the heatwave had finished. East Preston has all the essential shops within walking distance and the attractions of the South Downs are a short drive away. Would love to come again.

Just 20 metres from the beach with calm, still, warm water (the weather was very hot and sunny whilst we were there), this house has everything required for a lovely break. It comfortably slept 10 including nine children at any one time as all our grandchildren visited in shifts. Our large dog was welcomed and absolutely loved the beach and water – much time was spent hosing him down and drying him off. The parasol suffered its demise one breezy night, but one word to the bubbly, friendly Twinkle and a new base was delivered pronto. Twinkle also runs the local shop selling just about everything (5 minutes walk). All very comfortable inside and out with a beautifully clean hot tub. Caroline is most efficient and friendly and Twinkle goes above and beyond to make sure everything is just so. We recommend.

We do not have enough good things to say about this property! The house is beautiful and very well equipped. We loved the thoughtful touches such as snuggly throws for late at night and blankets for the beach. A gas and coal bbq depending on your preference. The house has a back gate that opens directly onto the (very quiet) dog friendly beach. Waking up to the view and no sound but that of the waves was blissful. The area is a very quiet, sleepy residential area so if you want to escape from it all, this would of perfect. Our stay consisted of reading, paddling, walking and bbq-ing. If you prefer somewhere buzzy with lots to do, this probably wouldn’t suit. We will DEFINITELY go back.

This is our second stay with Caroline’s fabulous houses – the first we stayed in May of this year “The Coral Beach House” with my Father who is 87 and that was truly lovely however, we have just returned from staying at the Angering on Sea Beach House and we have had the most wonderful time there, The house is outstanding and is fully equipped with everything you may need whilst there and its location is wonderful. What a fabulous location and one that no-one seems to have heard of (I’m sure it is the UK’s Best kept Secret and the locals like keeping it under the radar). We were blessed with the weather and we have all come home with one of the best tans we’ve ever had. The whole team as in Caroline, Caroline No 2 and not forgetting Twinkle are very warm and professional and are amazing in their approach and will bend over backwards to make your stay a great one. We would/will definitely without hesitation return – LOVE LOVE LOVE – I’m missing the sea view already this morning and we only returned a couple of days ago!

What a fantastic week at The New England Beach House. Three generations enjoyed the wonderful facilities the house and position gave us. How often do you stay in a place that sits right on the beach! Fortunately, I had the Titanic bedroom which I could not fault. Main reason being it faced the glorious sea and was so spacious. The Glacier Room was the next best room in my opinion, but it faces the street. I feel the four poster bed in the shell room should be a standard bed against the back wall to leave more room. Few sinks / taps need modernising in the other ensuites. You have never seen so many lovely mugs, plates and glasses in the glorious mahogany unit in kitchen area. And a stunning sight on arrival seeing the huge dining table all laid out ready for a banquet! It would be great if a screen of some planting perhaps could be placed between the New England House and Angmering House on the beach area, as you lack privacy. And another parasol would be helpful. But if the sun shines, the best area indeed is outside, as the furniture is just fab! With a stone throw to dip your toes in the sea! Thank you Twinkle for your warm welcome and for being there at the drop of a text on minor issues. Could a bag of ice be supplied on arrival??!! G&T on deck watching the sun go down 🙂

Cool in one way (the website presents the property’s excellent décor as it is) but hot too in the fantastic weather we had. The garden is a lovely sun trap but with a gentle cooling breeze and we spent most of our time there or on the beach/in the sea. But there are plenty of amenities (cafes etc) in the local village 10 mins walk away. A really amazing place to enjoy some quality time & fun with all the family. From the moment we booked everything was so easy, Caroline and her team’s communication is very informative & first class. The day we arrived we were met by Twinkle who was super friendly and made us all feel so welcome, especially the children. Club Walk Beach House looks exactly like the photos, the interiors and all facilities were great with a really nice ‘Hamptons’ design look & feel. The big hot tub & beach were naturally a huge hit with everyone and the beautifully laid out & secluded garden is the icing on the cake. The house is located within a quiet private estate and is right next to the beach. All the locals were so friendly too and there’s a lovely pub with beer garden, cafes etc all within a short walking distance, & some really handy facilities in the local village too. Originally we had plans to travel to visit places further afield, but didn’t bother in the end as the house & the local was so relaxing. On departure, Twinkle came by to make sure we’d all had a great time which was a nice little touch. We’ll definitely be recommending this property to our friends, & I’m sure we’ll be returning for another stay.

We spent a week here last year and just had to come back again this year, it’s great! The views are breathtaking and so is the house itself. Very well maintained house with lots to do around from walking on the beach, swimming in the sea and visiting the local pubs. Twinkle who is the housekeeper made sure everyone was happy when arriving and she was very easy to contact and always happy to help! Would highly recommend this for a weekend getaway (or longer if you can)!

The whole family (aged 9-92 with one well behaved dog) spent a fabulous week here to celebrate some big birthdays. The Beach House met all our needs – sea swimming metres from the house, the jacuzzi, different sitting areas to relax in, pool table, TV for World Cup and Wimbledon matches, two dishwashers (great for a big group) etc and all beautifully presented with attention to every decorative detail. Twinkle made check in and out smooth and problem free, and ensured that everything was in perfect condition when we arrived so we felt immediately at home. There are many places to visit within easy reach (the Brighton Royal Pavilion, an educational boat trip to the wind farm and Arundel Castle amongst others), and a number of lovely beach cafes a walkable distance away. But it almost seemed a pity to spend time away from the House. Our only complaint was that we had to go home!

I’ve just returned from the New England beach house which we rented for a long weekend. We had such an amazing stay. The property is absolutely breathtaking. All our friends were absolutely blown away with the house and it’s location. We can’t wait to return again. The house has good amenities, and Twinkle was very helpful on arrival and was there to help out if needed. The only suggestion we have is that the sun parasol needs a more sturdy base as it kept blowing over, and we needed the shade! First world problems!

We managed to get last minute availability at the house for a bunch of friends and their children to come together – what a wonderful weekend we had. It was flawless. Thank you Caroline for being so responsive and organised with regards to our booking. You made it so easy for me to co-ordinate all of our guests. The welcome by Twinkle was fantastic and made everyone already feel chilled out. We didn’t want for anything – we were supposed to be attending an all-day music festival in Lewes on the Saturday but we were enjoying the house and the beach so much that we didn’t get to the music festival until around 5pm!! The location is perfect, everything has been thought about in the house. Twinkle is wonderfully passionate about her styling of the house. Nobody wanted to leave at the end of the weekend. A magical time was had by all. Highly recommend it. We will definitely be back.

Hard to add to previous reviews. We also surprised our family of ages 6-81 with a Family Weekend of thanks for 50th Wedding Anniversary, plus recovery from major illness. The moment you walk through the door you lucky people who are going there soon you will be greeted by a view of the sea second to none. The home was so well appointed and cleverly laid out. Places to relax inside and out, fun on the beach right there on doorstep! Inside, a pool table hosted a competition which was fun because it is right there as part of the party! Jane made us beautiful tasty food, and Twinkle, well Twinkle welcomed us as old friends, thank you so much dear Twinkle. Thankyou you Caroline for your help throughout with booking etc. Again, as others, cannot wait to go back again. Didn’t want to leave, but magical memories were made.

Having already seen the house, the wow factor hits you every time you open the front doors. The destination was a surprise to our family so their faces were a delight as they arrived. Ranging from 4 to 84 years the house was perfect, with space for all. Clean bright and beautifully appointed with an eclectic mix of art and furnishings from far and wide. The views over the beach to the sea were infinite and everything was laid on for our comfort. My family and I have just had the most amazing long weekend at the New England Beach House, the accommodation is fantastic, exactly the same as the online pictures. Our party included 4 children under 5 and we were all catered for fantastically well, we were able to relax and enjoy total family time with the pool table, hot tub, outside baths (our little ones couldn’t get over the excitement of having a bath in the garden!) and of course the beach on our doorstep. We were met with a warm welcome from Twinkle who told us everything we needed to know, and showed us how to use the facilities in the house. Nothing was too much trouble and we cannot wait to go again!

I recently celebrated my birthday with all my family in this very special house.From 6 to 70 years old we loved it.The position is perfect – it couldn’t be nearer the beach. How lovely to lie in bed in the morning looking at the sea! The location is peaceful but a stroll away is the village with everything you need. The house is a delight – a lovely family space full of so many interesting and quirky items. It has been beautifully furnished with great attention to detail. It is spotless and there is everything, and more, that you could need. Both Stuart and Caroline were extremely helpful prior to our visit and Twinkle was delightful when she greeted us – we immediately felt welcome and relaxed.

Trying to decide where to spend my 60th birthday, I had a vision of a huge, unique, beach front house with uninterrupted views of the sea and enough bedrooms to sleep all my family. I was really excited when, after searching the internet for several hours, I stumbled across the New England Beach House. The pictures and detail sold it to me instantly. What a beautiful place this is – my family couldn’t believe how magnificent each room was designed with so much attention to detail. Luxurious bedrooms with en-suites galore. Large downstairs living space where family members could relax, play pool, enjoy the warm hot tub (yes even in January), chat in the huge kitchen or just wander on the beach. The outdoor space is fabulous and I can imagine it would be such fun in the warmer weather to sit and relax in the beach garden with a BBQ sizzling away or sit on the balcony overlooking the sea which is accessible from the two sea view facing bedrooms. Can’t wait for my next visit.

We have just spent 3 very stormy nights in this beautiful house. The views are amazing and watching the sea from the balcony during storm Eleanor breathtaking. Just 2 Hours out of London situated on a shingle beach is this fabulous 4-bedroom house. We stayed there to celebrate my husband’s 60th Birthday with our adult children and their girlfriends and our large dog. Great log fire with ample supply of logs and a lovely large lounge which accommodated 7 of us very comfortably as well as a large dining table. The kitchen is well equipped with everything you would require and if something is missing help is just a phone call away. We couldn’t find the mixer to make the birthday cake – just a phone call and within 30 minutes it was in our kitchen. They aim to please! It also has a great set of games – although the monopoly took up too much time and caused a few arguments. It is a very ‘English’ setting on the shingle beach. Loved going to sleep listening to the lapping of the waves. And just to make it perfect was a lovely large hot tub in the front garden. It might have been November, but the tub worked a treat. I would certainly recommend the house, the setting, and the service. You get what you pay for and it was certainly worth paying for.

And as the name suggests it’s actually on the beach ! The property is SUPERB ! From its location to its first class interior finishes and facilities . The large dining room with picture windows of the sea was perfect for our “come dine with me “ special birthday dinner . The large open plan kitchen and lounge area was ideal for entertaining a large group and plenty of outside space and hot tub was a bonus. With such an exquisite website, you half wonder whether a stay at one of Caroline’s beach houses will live up to expectations. Trust me, it does – on every single level. Just returned from a surprise weekend celebrating my wife’s birthday and all who crossed the threshold agreed that the Coral Beach House was in a totally different league to any holiday house rental they’d ever experienced. Caroline has painstakingly created jaw-dropping stunning interiors, the very epitome of luxury – and yet you can’t help but feel totally relaxed spending a weekend here in dreamy beds and taking in the Sunday papers on a huge sofa to the sound of the crackling wood-burner. The whole experience is enhanced from start to finish by a level of service and attention which restores your faith in human nature. In an age where customer service standards are all too often lacking, the friendliness and professionalism of Caroline on booking, the depth of the welcome from Stewart and such warmth from Twinkle on check-out leaves you with an enduring impression that the whole team want you to have a weekend that will live long in the memory – and we did. As beautiful as the photographs are, they don’t do the Coral Beach House justice. When Stewart greets you at the door and gives you the tour, it simply takes your breath away. There are simply not enough superlatives to describe the glorious garden, the wonderful Beach Pod Room which our children adored, the care Stewart had taken to dress the table for dinner on our arrival…..or the fact that for 48 hours we wanted for nothing. Pure, unadulterated bliss! If you are deliberating over whether or not to take the plunge and stay at one of these remarkable houses, I cannot commend them more highly. A week after our stay, we are all still on a ‘high’ and planning which one we might stay in next. Caroline – you’ve got us hooked! Special mention to Kerry at Kerry’s Tea Room in the village who made a real fuss over the children and produced the best hot chocolate you’ve ever tasted!

If you want a fabulous house right on the coast, this house will not disappoint. The lovely New England Beach House was everything I hoped it would be and I loved every moment of my stay here. There are, of course, epic views because the house is directly on the beach. The location is very private and the beach is very quiet. (You’ll find a sand beach when the tide is out.) There’s a very large outdoor area that makes a simply stunning place to relax and breathe in the sea air. It has plenty of comfortable seating in addition to several places to eat and bathe (hot tub and two outdoor baths). The house itself is extremely well-equipped and very comfortable. The lovely decor means it feels like staying in a chic home, not a ‘rental’. The owners have forgotten nothing in kitting it out. Absolutely everything you’d need in a kitchen is here, including two large fridges. There is also a great kitchen island that makes for a lovely place to drink morning coffee, or have an evening sundowner, as you gaze out to sea. The New England Beach House is an exceptional retreat. I could barely pull myself away when it was time to leave. I would highly recommend it as an outstanding place to stay on the coast. Thanks also to Stewart who made us feel very welcome upon our arrival.

A short weekend to celebrate my wife’s birthday and it was marvellous. Admin was smooth, straight forward and Caroline and her colleagues were most helpful. The house is large, clean and amazingly well appointed with all manner of kit and facilities and marvellously situated – right on the edge of the beach. Great fun for the grandchildren to roll out of bed, go for a swim and then lounge in the hot-tub pretending to be millionaires by ordering their elders, and very much their betters, to serve them goodies. The pool table was a special treat and kept the ankle biters occupied for hours. We very much recommend the Beach House.

A most beautiful house in a lovely quiet situation not far from the beach. Well stocked with equipment for all occasions, and beautifully furnished…a delight to walk into each evening after a hard day at the Goodwood Festival. When asked for non-feather duvets and pillows – it was easily sorted, and the help and advice greatly appreciated. Then it’s just a short walk to the beach, where there is a dinky beach hut designed for maximum comfort to sit and chill by the beach. Short walk to a beach cafe – what more could be desired. And then a hot tub and lovely terrace to sit on. Heavenly. Just wish I could have stayed longer, and cannot wait for the chance to go back.

We very much enjoyed the location! As the weather wasn’t all to good, we appreciated the circuitousness of the living room and kitchen area and spent wonderful evenings in this very family-friendly house. The hot tub was also wonderful. We already plan on visiting again next year!

We attended the Goodwood Revival Festival and needed a large, child friendly house for the weekend. The New England Beach House was perfect! The bedrooms were well sized, especially since a few of them had to accommodate travel cots and toddler beds. The decor throughout the house was lovely and unique but at the same time not overly pretentious. The kitchen was stocked with every pot, pan, utensil you could ever need as well as plastic plates etc for the kids which is not very common. Lovely location being right on the beach, an ideal way to keep the kids entertained and the hot tub was perfect for evening sundowners. Excellent customer service all the way through, from making the initial booking, to confirming everything before we arrived, checking us in and out. I would highly recommend if you are looking for something special.

We were spoiled not just by the balmy bank holiday weather, but also by the well appointed location of the beach house and the tremendous decor. We were greeted by the aptly named Twinkle, who seemed to spread her magic over our stay. A fully laid table with complementary wine and the offer of assistance at the drop of a text. This is an ideal house to spend with family or friends and would highly recommend for that very special occasion. One word of caution – telephone reception is poor, but the wifi in the house will keep you connected if needed.

Coral Beach is situated just a stones throw from the beach and has the luxury of a hot tub in the garden too. The bungalow is well equipped with plenty of cutlery and china so even if crockery is in the dish washer there is still plenty to use. Comfortable beds, two bedrooms have luxury bathrooms. Plenty of outdoor seating. Our family all loved staying there. Twinkle, our local rep was very friendly and helpful.

This is the perfect place to spend time just relaxing and taking time to breath…My family and I spent a week together just swimming in the sea, relaxing in the hot tub and simply taking time to enjoy being..It’s right on the beach, there are pubs within walking distance, although not really child friendly…A great little shop that sells almost everything within a 5 minute walk. Twinkle was on hand for any queries that we had. Only slight fault, The shower in the on-suite bedroom is no use if the other showers, taps are being used. Thank you Club House for being the perfect Family holiday!

Fabulous week at Hampton Beach House. Property is very relaxing with lots of space. Hot tub a great idea and everyone loved the pool table. Extremely well equipped kitchen. We just had no need to venture far – great holiday just hanging around house with back up of eating in some some of the excellent local places – Seaview Pub and Chinese. Beautiful house almost right on the shingle beach at East Preston. Downstairs consists of one large open space comprising kitchen, lounge and dining area. Excellent dining table with seating for eight and modern TV with multiple channels. Upstairs are four large bedrooms (one of which is ensuite) and several bath and shower rooms. Suitable for 8 adults or nine people if the party includes children. Large outdoor area very well furnished with seating and tables and a splendid hot tub. Charming and helpful reception.

We had a wonderful time staying at the beautiful Hampton Beach house! We had a family reunion, 10 adults,4 children and 2 babies. We were filled to the brim and the house was well appointed. The beach was a few minutes walk through a quiet and attractive neighbourhood. There is a long coastal walk. We were blessed with stunning weather. Everyone had a memorable time. We hope to return!

Thirteen adults and two children (plus one or two visitors) have just enjoyed the most wonderfully relaxing week. The beach is just beyond the wall of the wrap around patio/sun deck, which includes a well-maintained hot tub. Ample chairs, sofas and sun beds meant there was always somewhere comfy to sit, in or out of the sun. Most of our days were spent outside or on the beach and the outdoor living was bliss. Inside, the property is cool and relaxing, beautifully and tastefully decorated and designed by the owner. The addition of a pool table is genius and kept the young adult members of the group occupied late into the night! The kitchen is well-equipped with large enough pots and pans to feed a big group and plenty of crockery, cutlery and sharp knives (so often not found in larger houses). We would all recommend the house without reservation. To be honest we didn’t really go anywhere as the weather was so good but walked on the beach, to the village and the East Beach Café in Littlehampton which seemed quite enough! None of us wanted to leave.

Having just returned home from a week at The Hamptons beach house I can’t rate the whole experience highly enough. The 2 Caroline’s offer a highly efficient admin team and made the whole booking process very straight forward indeed. The property itself was luxurious and spotlessly clean whilst still feeling homely and comfortable. Twinkle welcomed us so warmly, then continued to look after us extremely well during the week. Nothing was too much trouble for her and service like that is not easy to find. Thank you Twinkle! We’ll start saving for our next visit!

Lots to say about the stay at the beach house … but I will sum it up in a word ‘GO’ ! Great support team and owner (thanks Caroline(s) and Stewart). Fantastic house in a perfect location which is literally on the beach. Great outside space that is very private and stunning inside designs with everything you are going to need. I would not hesitate in recommending any of the properties in the portfolio. We had amazing weather which made it simply a perfect 50th retreat and quiet beaches and warm sea in the UK …oh yeh ! East Preston is a lovely quiet village, there is plenty of amenities within a few miles. Loved the days there … thank you.

What a lovely location to have a get together. House and facilities where fantastic. The outside seat very good and gas BBQ made the weekend. The 30th Birthday party was at a different location as this isn’t a party house. The weather was lovely, which meant we got to swim as well. Pebble beach but it didn’t matter. Nice places to eat nearby, but with the lovely kitchen and BBQ one could not have to go anywhere. Well worth a weekend away

This was our fifth time staying at Club Walk, which has become our home away from home with our two dogs. Caroline Bond and her team are outstanding; Stewart was responsive as always (even installing wifi boosters for a few weak spots!), and Twinkle welcomed us took care of us at every turn, constantly going above and beyond, bringing a personalized and luxury caliber of service to our stay. Caroline’s properties are all very special, and you only have to stay here once to see that they are head and shoulders above other holiday homes. This is a dream home from home. The location is perfect, literally open the door and you are on the beach. We were queuing up in the morning to eat our breakfast at the windows looking out to sea, to enjoy such a beautiful vista. The hot tub and pool table were a winner with the children and adults alike. We searched for some time to find luxury accommodation that would allow all members of our family to be together, including our dog Harvey. It did not disappoint and we hope to return one day. This is our second time staying at one of the beautiful homes rented by Caroline. The location is perfect, everything has been thought of and Caroline and Stewart are happy to accommodate in any way they can. We were a party of 10 including 4 children under 4 yrs old. We all loved the beach, the hot tub and the comfortable beds. The house is home from home, no one wanted to leave come Monday morning! Coral Beach House is stunning, it gave us the most memorable family holiday by the sea. The local area and beach is amazing, the house itself is luxurious and spacious and the garden a real gem. We had a wonderful time walking along the beach, relaxing in the hot tub and creating family memories. Nothing was too much trouble for the owner and we were treated with kindness and care at all times. Even our dog was welcome to join in the fun. Would heartily recommend.

What can I say ! We took my 83 year old mum who hadn’t sent the sea in many years, she loved it and spent hours sitting on the beach. The house was amazing with such attention to detail, The hospitality of The whole team that takes care of you from the moment you book to the time you leave was excellent. The beds were so comfortable you don’t want to get up! And lying in bed watching the sea was very special. The house was fully equipped and very organised . The hot tub was fab and the BBQ provided was great. Would I return, defiantly a yes but would love to bring more family members next time, to enjoy it with us, maybe the house next door next time as well.

The attention to detail is second to none. The table was laid for the number of guests we had, the TV tuned to Disney for the Children and a welcome bottle of wine was ready. This level of service and the immaculate presentation of the properties set them apart from other holiday rentals. The location is perfect; right on a quiet beach but with a parade of shops including a convenience store, Indian & Chinese restaurants, fish & chip shop and 2 pubs a short walk away The perfect place to get away from the daily grind.

When Stewart took us in, the place looked even bigger than on the video. Don’t mention the elephant in the room. Only 14 of us, but we used every inch of this wonderful beach house. The whole weekend was spent on the (freezing cold and blowing a gale) beach, so the hot tub was very popular for regular warm ups. The descriptions of all the rooms were all accurate, so no arguments as to who sleeps where. The catering for the big Saturday night was by Jane Bellinger, and it was delicious. Excellent customer service from Stewart and Twinkle. The whole ambiance matched our expectations, and more. Some of the grandchildren cried on the way home, it was that good.

It took us a year to finally get to the date for our long weekend, and the house didn’t disappoint. We loved it. Right on the beach, we were blessed with very low tides and large moons and everyone from 6 weeks to 80 years old had a great time. Greeted by Stewart – such a nice chap and very helpful Great beds, pillows and lien Invited chefs from The Set restaurant in Brighton to cook for 22 of us – wonderful night and the kitchen has everything you need Ample parking Everything provided – from logs to washing powder Pool table was a big hit Big TV screens (we used to relay birthday messages from a laptop) Nice and quiet in the bedrooms 2 x Cots and high chairs provided Huge Sainsbury’s five min drive away so easy to stock up once you realise whats missing 2 x fridges – so ample for food and booze The dog was in heaven! Minor things to consider: There’s no robes – wish we’d bought ours as useful for getting in and out of tub and lounging around Beach runs right up to the house so people will be walking past the windows Use their directions to get there, sat nav takes you up private roads that have barriers across them. House is technically a semi detached – its no problem, you don’t hear or see anyone else, but if you thought you were alone on a finger of beach at the end of the town you’d be disappointed. Enjoy!

The location is stunning, as you enter the house the view of the beach and sea is breathtaking. Although the house is very large due to the interior design it has a lovely cosy ambience. Caroline was very professional whilst assisting in the booking of the house. On arrival we were met by Twinkle who was very lovely and helpful, she escorted us around the house and explained security, heating etc. Twinkle also gave her mobile number in case we need any further assistance. My family and friends were so impressed we are organising to return.

Having recently returned from our birthday dash celebration in Angmering Beach House, East Preston with family and friends who flew in from America, Barbados, Lancashire and London, the house lived up to all our expectations. It worked amazingly well for all ages from six to seventy. From the wonderful views, beautiful decor and everything you might need for a really good time. We hired one of the recommended caterers for the birthday dinner and they made it extra special. Stewart, the property manager was so helpful and nothing was to much trouble. Wonderful weekend!

I recently booked the NEBH for my 40th birthday – it is the perfect place for a family get together or special occasion. The process from booking to checking out was hassle free and perfectly handled by Caroline, Stuart and Twinkle (the latter two being on-the ground, ready to answer any question or request). The house itself is in such a great spot – directly on the beach with decent cafes, pubs and restaurants just a short stroll away. The quality of the finish in the house is second-to-none. I have stayed in other large houses that from the outside look the part but are let down by sub-standard fixtures and furnishings. Everything at the NEBH is first-class. This is such a great place for a break and my only regret was that my b’day is in Jan and not August! The front deck, huge upper balcony, communal dining areas and beach are all crying out to be experienced in the sunshine.

Angmering Sea Beach House is a beautiful property situated on the beach at East Preston. On arrival we were very impressed with the large open space, superbly decorated that greeted us. All bedrooms were spacious, had their own style; each to a very high standard, with most including a modern well equipped en-suite with either a bath or shower. We spent a wonderful weekend relaxing with family for a special occasion, either indoors or in the hot-tub! And wouldn’t hesitate to book again; especially in the summer!!

There was every possible thing we could need to enjoy our weekend. The hot tub was heated and ready to go and consequently we had a great time. 10 friends stayed at The Hamptons beach house for my sisters 50th birthday. The house is beautiful, it has everything you could possibly need and more and had plenty of room for all of us. The furnishings are extremely relaxing and you feel at home as soon as you walk through the door. The pool table also doubles as table tennis and we had lots of fun competing against one another. The bedrooms are of a good size, all doubles and all en-suite, which were again fitted to a high standard. We didn’t use the gardens or the hot tub, but they are very secluded and have plenty of seating for relaxing and dining al fresco (just not in January) From the very first enquiry dealing with Caroline Hextall was a joy, she answered all our queries, dealt with our booking with extreme efficiency and I cannot praise her enough. Stewart checked us in and made sure everything was working and in order, twinkle who checked us out and organised for our deposit to come back were both lovel and really helpful. All in all a really good team and a beautiful house. We will definitely visit again and recommend The Hamptons Beach House to anyone.

My family and I had the best Christmas at the New England Beach House in Littlehampton, Sussex. We are a family of 16 and celebrated Christmas in the New Year. The house was set up so beautifully for Christmas and had everything we could possibly have needed; beautiful bedrooms, warm and comfortable living room with a lovely long table for mealtimes. There was a pool table and a hot tub which were used daily! Everything was thought about and we were given so many suggestions and options of what to do (kids and adults). We had the best caterers, Andie and Susie, recommended by Caroline who were so lovely and the food was incredible! Twinkle, who manages the property along with others came everyday to help with the cleaning and made everyone smile and feel so welcome. The location is truly spectacular, right on the beach – we went for at least two walks along the beach a day with all our dogs which was so much fun and just so lovely to do as a large family and it all be so easy and accessible. I do think it would be slightly better suited for 12 vs 16 people as some of the bedrooms are right next to the dining area and if you have small children it can be a little loud in the evening. However we will without a doubt be back it was such a fantastic fantastic holiday! Thank you to all the New England Beach House team we had the best time!

From the moment we arrived and greeted by the wonderful Twinkle who showed us around the house, we knew we would enjoy this private beach house. Everything was thought of and all the little touches and details were fabulous. We parked up on the 30th December and didn’t get back in our cars until we left on the 4th January! The house is located well for walks along the beach, into East Preston to the shops, restaurants and local bars. The house is so quiet and all you can hear is the waves lapping on the beach shore and the odd seagull! Despite being the middle of winter, when the sun came out we were able to sit out all wrapped up and enjoy the sun drinking a glass of fizz – perfect way to start 2017! The house has everything you would need – dishwasher, washing machine, dryer, full Sky TV package, TV in every room, amazing power showers, hot tub and even outside baths (which we did make of use of under the stars one cold crisp evening!). I would highly recommend this house and it was very simple to book direct with the owner. All communication was dealt with swiftly and in a friendly but professional manner. We were lucky enough to view the Angmering-on-Sea house next door as we had arrived early – now that is another fantastic property! Just hope we can find an excuse for another visit!

We booked the house to celebrate our mother’s 70th and from the moment we arrived to find the gorgeous property already beautifully decorated for Christmas, to the moment we left, we felt like we were living in a luxurious, comfortable and accommodating house. Right on the beach, you can hear the waves as you drift off to sleep. There is space enough that for a large group you never feel on top of each other, the kitchen is large and very well equipped for your every need. The beds are comfy, and the two sleeping winds well isolated from the noise of the main rooms. We walked on the beach and used the hot tub, even though it was December. It was the perfect place for us to spend time with our mother and our memories will last forever. I can’t recommend this place enough. Thanks so much for an amazing weekend, I just wish we could have stayed longer!

My one and only negative comment is the late check in (5:00 pm) and the early check out (10:00 am), which cuts out two days of a rather expensive stay. However, on the positive side – well, everything was superb. Classy, elegant, comfortable, high standard, generously fitted out with many extras, beautiful bed linen and so much more. Highly recommended for a family and/or friends get-together. Ours was a weekend not to be forgotten. Just wonderful.

We travelled with 4 children under the age of 3 and Stewart and Twinkle went out of their way to ensure the children were all catered for, making toddler-proof sleeping arrangements which was just so helpful.

Take two grandparents, four grandchildren (aged 10,6, 3 and 16 months) and two sets of parents and put them all in the Coral Beach House for a celebratory weekend away and what do you have? An unforgettable, perfect experience! We were all so very happy with every aspect of this beautiful house. The lovely Twinkle greeted us upon arrival and introduced us to each room in the house – every one thoughtfully and luxuriously decorated – and then into the secluded garden (complete with hot tub) where there was space for us all to sit and relax or eat out with the bbq. We all felt cosseted and very much ‘at home’ – we particularly loved being able to cook in the spacious kitchen whilst relaxing over a glass or two and then to light the candles and sit comfortably at the dining table. This was very much a family weekend, making the most of being able to stay together, with plenty of space for all of us, inside and out, and being only steps away from the beach. We have rented a few houses in the past, but none so comfortably and amply supplied with every detail covered. The house was spotless; clearly the team work smoothly together and from first booking to (sadly) leaving, the process was so easy. Huge thanks to Caroline and her team, we cannot recommend this house highly enough….

We rented this delightful beach house, for an extended family holiday.The party ranged in age from 15months to 91 years and included two very well travelled dogs! The downstairs bedroom was lovely, spacious, bright and had a gorgeous ensuite shower room a bunk bedded room at the end.This was to be my Mothers room, as it was the only one on the ground floor.This would however be fantastic for parents with children or teenagers. The house was very well equipped and Jemima from Taste Buds came and cooked for us the first evening, which was fantastic.Although this property, isn’t on the beach it is only a 2min walk away, also the local village stores run by the charming Twinkle and the seahorse cafe are the same distance away also. There are lots of great pubs within a 10 or 20 min driving distance for lunch and dinner. Although the courtyard garden is so comfy, with lovely loungers, a huge dining table, gas BBQ and 7 seater hot tub, so dining in is fabulous.The only negative is that you have to leave the garden at 10pm so as not to disturb the neighbours ,understandable but no one wanted to vacate!! inside however is a pool/ping pong table, so later in evening that is where we all gathered. We will return and would love to try one of the other houses next time.

The villa is on a beautiful peaceful location with a lovely outdoor space and beautiful bedrooms and bathrooms, with a cosy living area to be together and entertain.

Luxury Beach House Rentals offer a true five star experience. They are head and shoulders above other rentals in the area, and the level of service and responsiveness always impresses us. The dog-friendliness of the property is a huge bonus. We have already started booking our holidays for next year and cannot wait to return.

We spent a weekend away at this amazing beach house. We were a family of 18 from ages of 5 months up to 33. The house is absolutely stunning, with breathtaking views. We were very lucky with the weather. It felt like we were on holiday outside of the UK. The beach also felt very private and it is also dog friendly. The kids loved their bedrooms with the double bunks. All the rooms were clean, stunning and spacious. There is lots of space around the house too so it never felt overcrowded. We loved the interior design it actually looks better than the pictures. We would definitely recommend this beach house and would love to visit here again. I hired this wonderful house for family birthday celebrations. It lived up to our expectations since it is large, comfortable and well equipped. The garden faces the beach and it was great for the children to run in and out & about on the beach. The children loved the hot tub! We were very lucky with the weather and on two days we were able to lie on the sun loungers and use the barbecue. We hope to return!

Perfect property and location to celebrate a special birthday. The Hamptons is very well equipped and easily catered for our party of 13 – 9 adults, 4 children and a very well behaved dog! The house and gardens are tastefully presented and offer luxury and comfort. We had family BBQs, fun in the hot tub and relaxed in the garden. The shops in the village are excellent. General store has everything you could want. Clock house Deli has delicious tapas and artisan bread from the bakers was to die for. Walks along the seafront were breathtaking as we were blessed with good weather and there are cafes and a pub along the way! This was our second visit to the lovely Angmering luxury beach house and it won’t be our last. Our party was 16 from the ages of 4 up to 76 we had a fabulous time with the kids occupying the hot tub for most of the duration . Nothing has been forgotten in pursuit of a perfect stay. The weather on the whole was fabulous and we made the most of it either sunbathing on the gorgeous and comfortable loungers . Some of the party even swam . All the facilities are amazing. We all want to buy your bedding and my brother who is 6ft 8 in said he had the best sleep ever in the bed in the French vanilla room and is buying that mattress Caroline, Stuart and twinkle couldn’t have been lovelier to deal with and we will all be returning soon. I’m already having withdrawal symptoms and have only been back a night Thanks , thanks, thanks

A truly professional and personal experience from booking to check-in and checkout. Then there’s the Beach House…Wow. Everything you could need from dishwasher tablets to candles truly a home from home. The house is tastefully furnished in an eclectic style and set within a perfect beachfront location. We had booked our weekend as a surprise for our “family and friends” a group of 12, the house completely catered for them. We didn’t feel cramped and with the added bonus of the very spacious outdoor areas…and that’s before you get to the beach. An Ideal beach house for either groups or family’s both young and old, for a weekend or week.

Wow! What a place, I had found this house nearly 4 years ago and earmarked it for my 40th Birthday weekend away with friends. It certainly lived up to the expectations and was worth the wait! A truly beautiful house, that is well stocked of all you need (except Port glasses). We used an outside caterer for one of the evenings, which allowed everyone to relax and due to the exceptional weather we spent most of our time outside using all the outside furniture. We will definitely be back, especially if you can guarantee the weather again!

We stayed here for my mum’s 70th birthday and had a lovely time. The house is beautiful – each bedroom is equally as fab as the others, and the bathrooms were stunning. Our kids loved the double bunk beds! The hot tub was also a big hit, as was the BBQ. We really liked the location, and enjoyed time at the beach, as well as walking along the beach to the nearby cafe. Everyone was very helpful, from the time of booking to arrival at the house, and we really had no complaints at all. I’d love to try out one of Caroline’s other houses, as they all look great.

Decided to book The Hamptons for my 50th birthday celebration and invited some close friends and family. We had an unbelievable weekend – largely due to the comfort of the guests in this beautiful and well appointed home. We had a catered meal on the Saturday night (Jane Bellinger is recommended), walks on the beach but the greatest pleasure was just hanging out together in the house. It is clear to see the professionalism and attention to detail in the booking procedure, the staging of the home, the house manager and the army of cleaning staff who arrive at the end of your stay. They really have thought of everything, leaving you free to enjoy your vacation, however long or short it is. We really didn’t want to leave at the end and it was a very special weekend that we will all remember.

We stayed at the CBH for a girls weekend. We arrived at the time asked and were met by a very charming gent 🙂 who showed us round and explained where things were. The house was immaculate and super clean, bedding was crisp and kitchen spotless. The hot tub easy to use and very well looked after we were also told about the do’s and don’t via the hand book which really helped 🙂 it was great fun but sadly at night no out door lighting which was a shame is this due to neighbouring houses ?The patio area again immaculate and very modern end so well kept The beds were lovely and as I said super clean and very well made my only issue was that the mattresses were quiet uncomfortable which was a shame but the rest of the house made up for that one tiny issue. The decor is gorgeous throughout the house and in the large lounge area the log fire is a stunning feature, only we couldn’t find the glove to open the log fire door so improvised with a very thick scarf. That might be something you need to look into for future guests. The shower and baths are great! The power is really good and again great to see it super clean too. Overall we all said how much we’d love to come back in the future and how we’d highly recommend it to friends and family for a get away. Thanks again for having us
