New England Beach House sits on a barely discovered stretch of Sussex coast, and was once part of the Angmering-on-Sea Country Club in the 1930’s, the glamorous social hub of the estate. The property was renovated and refurbished to high standards in 2010, and is now available for self catering family holidays for up to 14 people, including children.

This New England, Ralph Lauren inspired, clapper board style beach house boasts sea views, 6 luxury double bedrooms, a bespoke open plan Chalon kitchen, a games room, and a spacious dining room. 3 separate garden areas can be found outside the property, made up of a decked area with a built in BBQ, a pebbled beach garden, and a private back garden with seating and a 38 degree hot tub.

Plenty of external furniture means that relaxing, sunbathing and alfresco dining can be enjoyed just a stone’s throw from the sea. A private driveway provides ample parking for guests, and the property sits just a five minute walk from the local village. The beach is dog friendly all year round, and provides the perfect location for a truly relaxing stay.

Beautiful house, well equipped and amazing location right on the beach…dog friendly too.

Stayed at New England for long weekend with group of friends for 60th birthday. To say house on the beach is understatement.. beautiful location and views. Hearing the waves on the beach from the rooms was delightful. House very well equipped, very comfortable and spotless. Kitchen facilities to cater for everything needed and well thought out. Lovely beach walks with the dogs and nice cafes to stop at. All in all super location and house and would thoroughly recommend

Beautiful Getaway!

I was invited by a family friend had a Wonderfull time . Although there were some days where the weather was chilly and windy I still loved every minute! we enjoyed the facilities of the house – playing pool, cooking in the fabulous kitchen, or sitting in the garden wrapped up in the blankets provided. the house was decorated beautifully in Christmas theme . I really recommend if you want peace, quiet and relaxation.

Wonderful

Was invited by a family friend. I got the pleasure of going to the luxury beach house in east Preston- New England beach house. It’s a beautiful property, right by the beach. The house is lovely and fit our part of 8 people more comfortably than we could imagine. The hot tub was god sent in the winter as the weather pertained it’s chilliness but we had a lot of fun in the cozy house nonetheless. The house was beautifully decorated – they managed to capture the spirit of Christmas perfectly.

Blissfull!

This was our third stay at the New England Beach House and it was like coming home. Victoria, Caroline and the team are wonderful and everything ran like clockwork. We were a party of family ranging in age from 25 to 75 and the space and the wonderful setting right on the beach with the village, pubs and station all within walking distance meant the cars stayed put and those who wanted to walk along the beach or explore and those who wanted to walk the dog (via the pub) could stretch their legs whilst others could just set on the terrace listening to the waves. Definitely our happy place!

Another wonderful stay

My family and I have just had another wonderful stay at the beach house. Although the great British weather was chilly and windy (as you would expect for April) we still loved every minute! With the house being right on the beach we put our wellies on and walked out when we could. Otherwise we enjoyed the facilities of the house – playing pool, cooking in the fabulous kitchen, reading by the fire in the lounge or sitting in the garden wrapped up in the blankets provided. Absolute bliss, can’t recommend it enough if you want peace, quiet and relaxation.

Sea-front luxury

This is an amazing house in a unique position on the beach. We spent a fantastic weekend here with family, friends and dogs. Great beach walks and local places to eat, and plenty of space for relaxing.

This house is very special

As a family we rent a house every year for ages from 3 years old up to 73 (Me). The New England Beach House worked so well for us. The house is just beautiful, both inside and outside. The deck is incredible, wonderful for just sitting and chilling and great for the grandchildren to play somewhere where you can keep an eye on them. We swam in the sea every day and the water was surprisingly warm. Much warmer than in Cornwall. When the tide goes out there is a sandy area. A walk along the beach side path (About 30 minutes) one way takes you to the Bluebird cafe which was really good and 3 minutes the other way is Salt East Preston, a cafe right on the beach where I had the best Apple turnover I have ever eaten. There is a pool table and TV in all the bedrooms, a hot tub which was wonderful to get into after a swim in the sea. Finally, when the wi-fi stopped working Caroline was amazing and got sorted out for us really quickly. All in all a really nice experience which I would thoroughly recommend.

Perfect !

Our annual family holiday at the New England Beach House was perfect. Wonderful location right next to the sea, in a small hamlet and a short drive away from amenities and wonderful sights – such as the historic Arundel Castle or the boho vibes of Brighton. The house had an incredibly well equipped kitchen and dining area with outdoor living being enhanced with an abundance of high quality garden furniture, large dining tables and two BBQ’s ! There are even two outdoor baths which both the children and adults enjoyed taking at the end of a busy day holidaying. The final icing on the cake was the outdoor hot tub which added yet another layer of enjoyment to an almost perfect holiday. Thank You !!!!

Birthday Weekend!

An amazing spacious house located right beside the sea. This was our second visit to this wonderful house to celebrate three family birthdays. There were 12 of us – 6 adults and 6 children and everyone had a great time. We will be returning!!

Fabulous house with a spacious outdoor seating area, hot tubs, and private beach. All you need to relax.

I rented this gorgeous house to celebrate my birthday with a group of close friends. The assistance from admin team prior and during the stay was smooth and reassuring. We enjoyed house decor and layout. There is absolutely everything you may need during your stay. The kitchen is well equipped, and there is an option to dine indoors and outdoors. The house is very comfortable for larger gatherings as you can spend time with others or find your own space if you need it. This stunning villa has few spectacular spots where you can admire epic sea views anytime during the day. If you are looking for high-end rental with privacy and touch of luxury, the New England Beach House is a perfect place to go. Highly recommended! Thank you

Absolutely perfect place for a luxury break by the sea

I booked the New England Beach House as a party getaway for old friends and it was perfect in every way. Victoria met us on arrival and explained how everything worked. The rooms are clean and beautifully furnished. There was everything that we needed and not a single guest needed to go anywhere in their cars for the whole weekend. We had pizzas delivered, walked along the coast to the Bluebird Cafe for brunch (both on Victoria’s recommendation), got one of the recommended caterers in for dinner and a Sunday BBQ and all was delicious. My guests were so happy and all have nothing but praise for the house and the location. I would highly recommend staying here.
